As we all know that these days in order to buy and sell the property it is very important to complete the important process known as a home inspection. It is a crucial process while selling or buying a property as only after conducting a home inspection the inspector will decide the rate of the property depending upon the inspection. Most of the people fail to get their expected requirements while buying or selling the property due to less knowledge of the Do’s and Don’ts of the home inspections.

Hence, we will talk about some of the do’s and don’ts of the home inspections:

1. Do’s

  • Pre-listing inspections

Always remember to practice a Pre-listing inspection of your home before bringing it for selling into the market.  The pre-listing inspections provide all the information about doors, windows, rooftops, furniture, and the total condition of the house. If the pre-listing inspection of your home results in no flaws in your house then you can get the desired rate of your home. And if you find any of the flaws then you can try to fix them and get the desired amount for selling your house.

  • Keep your home clean

Never forget that the home inspector’s duty is to find the flaws in your house during home inspections. Hence remember that the inspector will check each and every corner of your house. Hence, always try to keep your home clean and tidy.

The buyer will only be willing to buy the house only if he or she finds the home neat and tidy and most importantly clean. Take special care of your washrooms and kitchen because this is the first place that every buyer focuses on before buying a home. You can only convince the buyer to buy your house at the required amount only if your home is clean and tidy.

  • Maintain the exterior of your home

We always heard that ‘the first impression is the last impression’. Hence, always try to maintain the exterior part of your home before selling because it is the first part that the home inspector or the buyer will see of the home that you are selling. The buyer makes his decision to buy the house on the basis of his or her first impression of the house which he or she gets. Hence try to maintain the exterior of your house by either painting, fixing the cracks in the house, fixing the rust on the windows and etc.,

  • Make sure to turn the utilities on

The home inspector will also check the furniture, dishwasher, washing machine, water heater, air conditioners, and lots more. Hence, make sure to turn on the utilities on time of the home inspection, or else the inspection will be delayed. These are the important factors that a home inspector checks during a home inspection. Hence, try to not turn off the utilities even if you are leaving the house when you want to sell it.

  • Feel free to ask the property-related questions

If you are a buyer then you can ask property-related questions to the home inspector or the seller about the house. The general questions may strike into your head that –

Why is the opposite party selling the property?

Does the property have any issues?

Are the papers of the property legal?

Feel free to ask the general questions and clear your doubts. So that later you should not get into any kind of trouble after buying the property. Hence, ask whatever you want to the home inspector and the seller.

2.  Don’ts

  • Leave the home issues unfixed

Always try to fix the issues of your home before selling it to another person. After the home inspection, you will get to know about the flaws in the house. Just try to fix the flaws because the largest investment a middle-class man or woman makes in buying a home for them. If you are a seller then make sure that you sell the house in good condition to the buyer. Hence, fix all the issues of the home before selling it.

  • Forget about the home security

The home is the place where people relax and breathe properly. A house can only provide the mentioned things if the security of the house is completely fixed. Hence, before selling the house try to fix all the security problems of the house like try to fix the fire extinguishers in the house, check the fire alarm in the house, and also check the carbon monoxide detectors. Only if the buyer finds the house safe and secure for his or her family only then he or she will tend to buy the house.

  • Ask for unnecessary upgrades

There is a facility that if you are a buyer then you can ask for up-gradation of the tools that are not working properly. But for example, if the water heater of a house that you are buying has reached the last stage of the life expectancy then you should not apply for replacement of the water heater. While buying the house you should also think about the condition of the seller. You cannot apply for the upgrades on the unnecessary things that are not relevant. If you are the buyer then it is very important that you should be empathetic towards the seller of the property for some of the measures.

  • Incorporate the home inspector

Always cooperate with the home inspector and try to stay with him or her throughout the home inspection. Always answers the questions of the home inspectors properly. Do not roam inside the house while the home inspection is going on. For example – if the home inspector wants to check the water heater in the bathroom and at the same time you run into the kitchen, this would create a huge mess and disturbance in the home inspection.
